Sharjah, UAE – A specialized statistical report issued by the Real Estate Registration Department in the Emirate of Sharjah, on Monday, on the performance of the Emirati investor during the first half of 2026, confirmed the solidity of the local real estate market and its investment attractiveness. Pointing out that the Emirati investor tops the real estate scene as the highest category of nationalities investing in the emirate. With total investments amounting to 14.9 billion dirhams distributed across 22,599 properties for the benefit of 9,655 owners.
This strong performance translates into Emirati investors acquiring about 50.6% of the total real estate trading volume in the emirate. Which amounted to 29.5 billion dirhams during the same period.
High confidence
This large volume of investments reflects the high confidence that the Emirati investor has placed in the stimulating legislative and economic environment provided by the Emirate of Sharjah. Supported by sustainable urban growth and major qualitative projects.
The report provided a deep analytical dimension to market trends by detailing the composition of Emirati investors according to type. Sales transaction data showed that males accounted for 72% of traded properties, compared to 28% for females. Regarding the landlords base, the percentage of Emirati owners in sales transactions was recorded at 59.3% for males and 40.7% for females. This confirms the strong and active presence of Emirati women and their growing economic role in the real estate sector as a key partner in development and investment decision-making. While the male share in the value of sales transactions reached 75.3%, compared to 24.7% for females.
Diversity of investment objectives
In terms of demographic analysis and the distribution of investments in sales transactions according to age groups, the report indicated the diversity of investment objectives between young people and investors within the middle age group. The youth group (35 years and younger) showed a remarkable turnout, reflecting early investment awareness. The percentage of males in the properties of this segment was 65.5% and females 34.5%, and males constituted 57% and females 43% of the owners. The value of sales transactions amounted to 72.5% for males compared to 27.5% for females.
This figure represents a positive indication of the younger generations’ drive to build sustainable capital assets in the emirate.
As for the age group between 36 and 53 years, the percentage of male properties was recorded at 71.2% and female properties at 28.8%. Males represented 58.2% and females 41.8% of the owners, while the value of sales transactions amounted to 73.3% for males and 26.7% for females.
In the age group (54 years and over), which represents the experience segment, the percentage of male properties reached 77.6% and female properties reached 22.4%. The percentage of owners reached 64.3% for males and 35.7% for females. While the value of sales transactions recorded a rate of 78% for males compared to 22% for females.
