Dubai, United Arab Emirates – Cavendish Maxwell, a company specializing in real estate consulting, expected that the number of international tourists in Dubai would reach about 19.5 million tourists by the end of this year, which is a record number.
She pointed out that the emirate is preparing for a strong travel season in the last quarter of this year, coinciding with holidays and events.
The company stated in a study coinciding with the World Summit on the Future of Hospitality that the hotel market in Dubai continued its strong performance during the first eight months of 2025.
This is supported by increased international passenger and visitor traffic, and continued growth in occupancy rates and average daily hotel prices.
She explained that factors such as ease of access, variety of options, and a vibrant events schedule.
In addition to government initiatives and new landmarks, it has enhanced Dubai’s attractiveness and consolidated its position on the global tourism map.
The company also expected an increase in average daily hotel room prices, driven by increasing entertainment and commercial demand and the expansion of luxury hotel supply during the last quarter of this year.
Increase in hotel capacity
She pointed out that Dubai’s hotel capacity witnessed an increase to reach about 152.3 thousand rooms distributed across 818 hotels during the first eight months of 2025.
With an increase in occupancy rates and average daily room rates compared to the same period last year.
The company indicated that luxury hotel categories accounted for the largest share of the supply, with 54.1 thousand rooms in the five-star category, and 43.4 thousand rooms in four-star hotels.
Thus, the two categories together constituted about two-thirds (64%) of the total hotel inventory in the emirate.
She stressed that the hospitality market in Dubai has achieved strong performance since the beginning of this year, with an increase in passenger traffic, the number of international visitors, occupancy rates, and average daily prices compared to the same period last year.
The company said that the country’s airports continue to record strong performance rates.
She added that despite some temporary restrictions on airspace, Dubai International Airport recorded the busiest half-year in its history, according to the results of the first half of this year for international traffic, as the airport received about 46 million international passengers.
She explained that during the first eight months of 2025, Western Europe remained the largest exporting market for international visitors to Dubai, accounting for (21%) of the total number of international tourists to the emirate, with annual growth exceeding 12%.
